Gladstone Commercial Corporation is a Real Estate Investment Trust (REIT) that invests in and owns net leased industrial and commercial real estate property and selectively makes long-term industrial and commercial mortgage loans. Our tenants and borrowers are small and medium-sized businesses that have significant buyout fund ownership and are well capitalized, with equity constituting between 20% and 40% of their permanent capital. We have tenants and borrowers with family-owned businesses that have built significant equity from paying down the mortgage loans securing their real estate or through the appreciation in the value of their real estate. We also provide triple net leases with terms of approximately 15 years, with rent increases built into the leases.
